The Cliffs is a collection of seven private luxury residential mountain and lake club communities encompassing more than 20,000 acres in the Blue Ridge Mountains. The unique setting of The Cliffs communities — seven clubs nestled in the Blue Ridge Mountains, from the shores of Lake Keowee near Clemson, South Carolina to northern Greenville, South Carolina and Asheville, North Carolina — offers members and residents four mild and inviting seasons for year-round enjoyment.

Founded in 1991, our master-planned communities grew rapidly through the 1990s and 2000s, opening golf courses by world-renowned names such as Gary Player, Tom Fazio, Jack Nicklaus, Tom Jackson and Ben Wright, and selling hundreds of homesites across seven communities. Accolades over the years have recognized The Cliffs as the some of the Best Residential Courses by Golfweek, among the Best Golf Communities to Live in North America by Golf Magazine, and the Happiest Community in America by Real Estate Scorecard, among many others. In December 2013, The Cliffs was acquired by Arendale Holdings, a premier, diversified real estate investment and development company with more than 40 years of experience in developing residential, commercial, resort and golf course projects.

Silver Sun Partners, LLC is Arendale’s parent holding company for The Cliffs family of companies. The company began its operations in April 2012 and owns close to 70% of the platted homesites and another 4,600 acres of future homesites within The Cliffs communities.


Arendale Holdings Corp. is the owner of Silver Sun Partners which as stated above is the sole owner and manager of The Cliffs. In April 2012, The Cliffs was acquired by Arendale Holdings, an esteemed real estate investment firm specializing in the acquisition of prominent residential real estate assets and related development businesses. With a 40-year history of successful development projects, Arendale Holdings Corp. and its affiliated entities are involved in myriad real estate projects outside of The Cliffs, including:

  • Colorado Golf Club in Parker, Colorado, a 1,700-acre high-end residential community and golf club. The Colorado Golf Club course, designed by Coore & Crenshaw, was recently ranked the fourth best residential course in America by Golfweek. It also hosted the 2013 Solheim Cup.  Arendale owns the remaining real estate but does not operate the club.
  • Currahee Club in Toccoa, Georgia, a 1,200-acre country club community located on Lake Hartwell. The Currahee Club course is a Jim Fazio design also ranked among the best residential golf courses in the country.
  • Clear Creek at Tahoe, a 1,600-acre country club community on the Nevada side of Lake Tahoe. Arendale purchased the club out of bankruptcy and with other partners in this project is now developing the residential infrastructure to complement Clear Creek’s completed Coore & Crenshaw golf course.  Like the other Arendale courses, Clear Creek is recognized by Golfweek as a top 100 best modern and best residential course.
  • South Coast Mitigation Bank near Savannah, Georgia, a 1,350-acre preserve permitted as a saltwater mitigation bank serving South Carolina coastal development.
  • Carriage Park in Hendersonville, North Carolina, is an active adult residential community with social amenities.
  • Edward’s Grove in Tampa, Florida, a 900-acre parcel fully entitled to become a master-planned residential community.
  • Sister companies in which Arendale’s investors also provide capital include 20 other projects in Florida, Georgia, North and South Carolina.


Arendale Holdings Corp.’s investor, Reinet Investments, S.C.A., is a publicly traded organization listed on the Luxembourg Stock Exchange with global holdings valued at $6.6 billion. Reinet’s primary holding is British American Tobacco which this stock was originally held by its sister company Richemont, until such time that Richemont used the stock to establish the Reinet fund in 2008. Additional private equity placements are being made in several international ventures, including Arendale. Reinet has board representation at The Cliffs.

Chairman of the Board, Arendale Holdings Corp.

Fred S. Ridley is the Chairman of Arendale Holdings Corp and several affiliated company boards. He recently has been selected as the seventh Chairman of the Augusta National Golf Course and the Masters. Previously Mr. Ridley has served as the Tournament Committee Chairman for The Masters as well as President of the United States Golf Association. He is a partner with Foley & Lardner LLP, and has served as the national chair of Foley’s Real Estate Practice, co-chair of the Hospitality, Resort & Golf Industry team, and as a member of the Food and Sports Industry teams. His practice is focused in the areas of commercial and planned unit real estate development and finance, golf and recreational amenity and resort development, and multifamily/condominium developments. Mr. Ridley has over 28 years of experience in representing developers of high-end, single-family and multifamily real estate projects and has been lead counsel to several of the most recognized waterfront developments in Florida. In connection with these projects, he has coordinated all acquisition and financing issues, environmental and coastal permitting, and negotiations of entitlements with local and state governmental entities.

John Kunkel has partnered with Arendale Holdings and its sister companies for the past seventeen years. Previously, he enjoyed fifteen years of service with Pulte Home Corporation, one of the largest national homebuilders. While at Pulte, Mr. Kunkel held various financial positions including CFO for the Florida Region. Mr. Kunkel’s extensive knowledge in land acquisition and project financing has proven to be an invaluable asset for Arendale. He has held his CPA license for over 27 years and practiced public accounting with KPMG in Houston, Texas. Mr. Kunkel graduated with a BBA in Accounting from Texas A&M University. He serves on many boards and committees for his church and other local organizations.

Chuck Reeves brings three decades of experience in golf community development and operations to The Cliffs Board of Governors, offering expertise in strategic planning, real estate and infrastructure development, architecture and design of clubhouses, single family homes and golf courses, as well as management of sales, marketing and operations. Previously, Mr. Reeves served as Senior Vice President of Jack Nicklaus Development, Founder and Owner of Michael Jordan Golf, Owner and Developer of The Idaho Club, and various senior leadership roles at Pasadena Country Club and Reno Land Inc.

Prior to entering the golf course and real estate development business, Mr. Reeves practiced commercial banking, oil and gas law in Colorado, California and Florida. Mr. Reeves also serves on the Board of Directors of Arendale Holdings, the sole owner and manager of The Cliffs.

Prior to being appointed to Arendale’s board, Mr. Grieve served as Chief Financial Officer for the Reinet Fund from 2008 to 2011 and as Chief Executive Officer from 2012 to 2014. He remains on the Board of Directors as a Non-Executive Director for both Reinet Investments S.C.A. and Reinet Fund Manager S.A.. Mr. Grieve was appointed to the board of directors of Richemont S.A. (the predecessor company to Reinet Investments S.C.A.) in 2004. Mr. Grieve holds a degree in business administration from Heriot-Watt University, Edinburgh and is a member of the Institute of Chartered Accountants of Scotland. Prior to joining Richemont’s predecessor companies in 1986, he worked with Price Waterhouse & Co (now PricewaterhouseCoopers) and Arthur Young (now Ernst & Young). He served as Company Secretary of Richemont from 1988 until 2004 and is Corporate Affairs director of Richemont. He is a director of various subsidiary companies of both Reinet and Richemont, is a founding member of the Laureus Sport for Good Global Foundation and is a non-executive director of Mediclinic International Limited, the South African-based international private hospital group.

Mr. Sean David Jagoe, B.Sc (Eng), MBA, serves as an officer for Reinet Fund Advisors. Previously, Mr. Jagoe was a Senior Advisor, Investment Banker and Merchant Banker in Morgan Stanley’s Johannesburg office, with 22 years’ experience in banking and finance. He previously held positions as the Head of Mergers and Acquisitions at Deutsche Morgan Grenfell, Head of Corporate Finance at Rand Merchant Bank and Chief Professional Officer with the Industrial Development Corporation. Mr. Jagoe has been an Independent Non-Executive Director of Reinet Ltd. since April 2013. He serves as a Director of Consol Plastics. Mr. Jagoe has been Independent Non-Executive Director of Ceramic Industries Ltd. since June 9, 1997 and has been its Lead Independent Director since September 4, 2010. He served as an Independent Non Executive Director of Avi Ltd., from April 2001 to November 2, 2009. He served as a Director of Consol Ltd. He served as a Director of Italtile Limited from April 11, 1990 to February 7, 1992. Mr. Jagoe holds BSc in Mechanical Engineering and MBA from Trinity College, Dublin.

William R. Lanius is a forensic CPA and a Certified Insolvency and Restructuring Advisor. Mr. Lanius has extensive experience, both as an executive level manager (CFO/COO) and as a consultant in litigation and business restructuring matters including bankruptcy, receivership and out-of-court settlements. His range of financial advisory skills includes interim management, business valuation, complex financial modeling and damages analysis, strategic planning and implementation, litigation support and expert testimony, forensic accounting, asset management and disposition, divestitures and liquidations, bankruptcy and other business restructuring
