Building a Home at The Cliffs
The release of Southridge at Walnut Cove gave buyers a fresh set of homesites to consider. For many, the next question is less about where to build and more about how. Some owners want to commission an architect and work with a builder from The Cliffs Preferred Builder Program. Others want a more guided path, with defined plans, an in-house design team, and a clear sense of when they’ll be home. That second path is Cliffs Builders.
A Program Built Around Fewer, Better Decisions
Cliff Builders is the homebuilding program at The Cliffs. It starts with an established portfolio of home plans, each designed for its setting, and lets you personalize from there. You choose the plan and the homesite. The in-house design team guides your selections. Cliffs Builders manages construction.
Homes can be built in dedicated Cliffs Builders neighborhoods or on select homesites within The Cliffs at Mountain Park, The Cliffs at Keowee Springs, and The Cliffs at Walnut Cove that suit the program’s plans. For buyers exploring The Cliffs real estate market for the first time, it offers a way into new construction without starting from scratch.
Three Paths, Chosen By Timeline
The program offers three options. The right one depends on how soon you want to move in and how much of the home you want to shape.
Three Paths at a Glance
- Want to move in soonest? Spec Home
- Want a proven plan with interiors you select? Classic
- Want to adjust the plan itself? Signature
Spec Home Program: Move In Sooner
Spec Homes are already under construction, with finishes and designs selected by professionals. Depending on how far along a home is, there may still be room for limited changes to finishes and fixtures. This is the most direct route for buyers who have found their community and want to settle in without a full build cycle.
Semi-Custom Classic: For a Defined Plan with Your Interiors
With the Classic model, you choose a pre-approved home plan and a homesite, then design the interiors. This option doesn’t include structural changes, which keeps the process streamlined. Cliff Builders handles the rest.
Semi-Custom Signature: For More Say in the Details
The Signature model starts the same way, with a homesite and a plan from the curated collection, but opens the design to both structural and nonstructural changes. It suits buyers who want a home that reads as their own, from the floor plan through the finishes, while still leaving construction to Cliffs Builders.

Two Days at The Design Center
Semi-custom selections happen at The Cliffs Builders Design Center, where you’ll have up to two full days with the design team. Displays cover everything from kitchen hardware to bathroom fixtures, so you make choices in person rather than from a catalog.
The team can also help furnish the home, whether that means one room or every room. After a furnishings meeting, you receive a curated assortment of styles based on how you live and the aesthetic you’re drawn to.
Planning Around 18 Months
For semi-custom homes, Cliff Builders expects completion within 18 months of groundbreaking, though the exact timeline depends on factors including the plan, the homesite, and the scope of changes. A Signature build with structural revisions will naturally require more time than a Classic build. A Spec Home shortens the wait considerably, since construction is already underway.
What Shapes the Cost to Build a New Home Here
The cost to build a new home at The Cliffs comes down to a handful of choices you’ll make early:
- The homesite: community, location within the neighborhood, and proximity to golf, the lake, or a clubhouse
- The plan: size and layout from the Cliffs Builders portfolio
- The program: Signature’s structural flexibility carries more variables than Classic’s defined plans
- Your selections: finishes, fixtures, and any furnishing package
Club Membership is a separate investment. It is available but not automatically included with a Cliffs Builders home, and Cliffs Realty can walk you through the options at the time of contract. Because each path starts with an established plan, the scope becomes clear early, making it easier to plan with confidence.
Where Cliffs Builders Homes Take Shape

- Solstice Park at Keowee Springs: released with 28 homesites on the Tom Fazio-designed course.
- Waterscape at Keowee Springs: released with 19 homesites next to the Lake Club on Lake Keowee, with the option to purchase a boat slip
